The site is located at the intersection of State Highway 105 and Old River Road in Montgomery, Texas 77356. It has been proposed to develop a new generation convenience store with Swift brand fuel, modern forecourt, large format store, and integrated fast-food kitchen. The site is an undeveloped 1-acre land parcel.

The focus of this evaluation is the anticipated fuel volume and convenience store sales during the first three years of planned facility operation. A comprehensive fuel and convenience store development strategy has been created and analyzed for volume and sales projection purposes.
